First Home Buyers

Buying a first home can be a daunting experience. While no-deposit loans are available, it is generally accepted that the deposit for a home should be a minimum of 5% of the purchase price. In addition, repayments should not exceed 30% of pre-tax income. There is special assistance available for first home buyers. For example, borrowers may be eligible for a First Home Owner’s Grant, a one-off payment of $7000 that may be used to fund additional expenses or be used as a deposit. There may also be reduced stamp duty for first home buyers. Another way of qualifying for a loan is a family pledge loan where a family member acts as a guarantor that the loan will be repaid.

To increase the chance of obtaining a first home loan, borrowers should have a sound credit history, proof of savings history and pre-approval of a loan. It is also very important to select a home loan type that suits the borrower’s circumstances and budget. For example, making fortnightly rather than monthly repayments can pay off the loan more quickly, while choosing a long repayment period will reduce the amount of regular repayments.
